How It Works
From Raw Parcel to a Defensible Opinion of Value
A land appraisal starts with the parcel itself. I confirm the legal description, lot size, zoning or land-use category, road access, and which utilities are available — the physical and legal facts that decide what the site can be used for.
From there, the analysis turns on highest and best use: the most probable, legally permissible, and financially reasonable use of the land. That use determines which sales are truly comparable — a buildable residential lot is a different animal from an unusable sliver, even next door.
Value is then drawn from comparable land sales — recent transactions of similar parcels — with adjustments for size, location, access, and utilities. Unlike an automated estimate or a tax card, every conclusion is supported and explained, so it holds up for a lender, a court, or the IRS.
What I do and don't take on: I'm a residential appraiser, so my scope is lots and land with a residential highest and best use. Large-acreage tracts, timberland, farmland, subdivision development sites, and anything requiring a commercial analysis fall outside my certification. Common questions
Why can't a normal home appraisal cover my lot?
Because the entire basis of value is different. An improved-property appraisal compares your home to other homes that sold. A vacant parcel has no improvements to compare, so its value has to be drawn from sales of other land, adjusted for size, access, utilities, and what each site can legally support.
The report also has to state a highest and best use, which a standard home appraisal doesn't need to address in the same depth.
Do you appraise large acreage, farms, or development land?
No. My certification is residential, so I work on lots and small acreage with a residential highest and best use.
Large tracts, timberland, farmland, and subdivision development sites need a certified general appraiser. If your parcel falls into that category I'll say so on the first call and point you toward someone appropriate rather than take an assignment I shouldn't.
What is highest and best use, in plain terms?
It's the most reasonable use of the land, considering what's physically possible, legally allowed, and financially sensible. It matters because it decides which sales count as comparable.
A one-acre parcel zoned for a single house and a one-acre parcel that can't be built on at all are worth very different amounts, even side by side.
The county's tax value seems low. Is that the market value?
Usually not, and it isn't meant to be. Assessed values are mass-appraised across thousands of parcels at once and are frequently stale or wrong on vacant land in particular, where site-specific facts like access and utilities drive value and mass models don't capture them well.
Do I need to be there for the inspection?
It helps but isn't required. What I do need is confirmation of the parcel boundaries and any access restrictions. If there's a locked gate, an easement issue, or a neighbor question, tell me before I drive out.
Can you appraise a lot for an estate or a divorce?
Yes, and that's a common reason for these. I can appraise a parcel as of a past effective date — the date of death, the date of separation, or another date your situation requires — using land sales from that period.
